Our Real Estate practice is our “bread and butter”, where we represent major national, regional, and local developers of properties of all kinds – including office, industrial, retail, residential, and mixed-use.

We are trained in all aspects of real estate, handling matters that include letters of intent, purchase and sale agreements, leasing, real estate development, permitting, environmental and administrative issues, real estate finance, corporate real estate, zoning, historic preservation and land use litigation. We represent clients throughout Rhode Island and Massachusetts.

Currently, we are handling some of the largest developments in Providence, Lincoln, South Kingstown, Coventry, Johnston, Smithfield, Cranston, Exeter, and Hopkinton. Such projects include solar arrays, wind turbines, self-storage facilities, office parks, residential condominiums, apartments, subdivisions, restaurants and retail space.

Our key areas of expertise:

Our Real Estate team manages and handles issues associated with zoning, subdivision, and other land use matters, including historic preservation, special permits, use and dimensional variances, zoning appeals and governmental grants and subsidies.

We also handle construction permitting, construction and architectural contract negotiations, financing negotiations, condominium creation and conversions, and other related matters on behalf of our clients, for whom the entitlements are necessary for real estate development and permitting.

Moreover, we represent our clients with the acquisition or sale of Real Estate from the Letter of Intent to the financing; and, along the way we assist with development, permitting, construction and management.

John Mancini and Nicholas Goodier, working together for a decade, are well known for their extensive experience dealing with municipalities in and around Rhode Island and Massachusetts.  They routinely appear before state, local, and federal governmental regulatory bodies – including zoning boards and planning boards – with the goal of obtaining land development approvals, special use permits, use variances, dimensional variances and conditional use permits for our clients.

Mancini Carter’s Real Estate practice also includes land use law and litigation – a combination of real estate, administrative, and environmental law.  Our Land Use practice focuses primarily on clients’ plans for the development or redevelopment of real estate – from new construction and alterations to commercial occupancy changes, property line changes, and site development activity, including land preservation and landscaping.

Further, we frequently pursue and receive approvals before city and town councils to obtain zone changes, amendments to comprehensive plans, road abandonment and zoning ordinance amendments, having recently obtained a zone change in Cranston for a mixed-use development anchored by “Cube Smart” Self-Storage.  We also represent and counsel clients throughout the various stages of appeals of municipal decisions before the courts.

Mancini Carter’s Environmental Law practice covers the spectrum of environmental issues facing businesses and land developers. We apply our considerable experience and practical insight to resolve a broad array of environmental, health, and safety issues faced by our clients.

Specifically, we represent clients across a wide range of matters – including development of compliance strategies, environmental permitting of large industrial and residential projects, hazardous waste liability, and clean-up – and provide strategic consulting on environmental issues.

Our practice includes agency negotiation and advocacy for our clients at federal, state, and local levels, while simultaneously supporting our clients’ strategic and budgetary objectives.  We counsel, advise, and negotiate for our public and private clients in connection with business and asset acquisitions, financing, and dispositions.

ManciniCarter represents clients in all aspects of federal and state regulation, including administrative appeals and litigation before the Courts.  Our Administrative Law practice aims to help clients achieve their business and personal goals while balancing the requirements of federal and state regulatory policies.

Specifically, our Administrative Law practice specializes in business and economic regulation, industry restructuring and deregulation, contracting and project development, and trade regulation – as well as legislative consultation and lobbying registration and reporting requirements.

The firm’s attorneys are well versed in the requirements of the Administrative Procedure Act (APA), which governs the way in which federal administrative agencies can propose and establish regulations.  Our experience with the APA spans administrative hearings and adjudication, administrative investigations, administrative officers and agents, administrative rule making, licensing, and regulatory enforcement.
